NIV Home & Office

Where: Quezon City, Philippines
When: 2026
Status: Under Construction
Typology: Residence & Office

Located within a dense residential subdivision in Quezon City, this three-story house was designed around the owner’s passion for cars and entertaining. Built on a compact 10 x 14-meter lot, the project balances functionality, openness, and greenery while maximizing the site’s limited footprint.
The entire ground floor serves as a six-car garage, creating a flexible showroom-like space that highlights the owner’s car collection. A staff area is tucked at the back for privacy and efficiency, while large glass openings visually connect the garage to the interior spaces beyond.
The second floor acts as the main living level of the house, designed for hosting and gathering. The space includes the kitchen, living area, toilet, small office, and a generous terrace filled with planting. Layers of greenery wrap around the façade and outdoor areas, helping soften the urban surroundings while bringing shade, ventilation, and a more relaxed tropical atmosphere into the home.
Vertical circulation was carefully planned through a side staircase and elevator, allowing easy access across all floors while maintaining open and uninterrupted living spaces.
The third floor contains two offices and a gym designed with flexibility in mind, allowing the spaces to be converted into future bedrooms if needed. Each room opens onto its own balcony, strengthening the connection to light, air, and planting throughout the house. One office includes a private toilet, while an additional shared toilet serves the rest of the floor.
Natural materials such as wood, stone, textured concrete, and warm lighting were used throughout the project to create a refined yet welcoming atmosphere. Despite the compact urban setting, the house was designed to feel open, breathable, and connected to nature through layered greenery, shaded outdoor spaces, and strong indoor-outdoor relationships.
